Commercial Property Syndication: What is it and how does it work?

Commercial Property syndication involves investors pooling money to purchase a commercial property.  Investors usually purchase an interest in a proportionate ownership scheme where investors each own an interest in the property and receive returns (income and capital) from that property.

Cash distributions are paid to investors from operating cashflows generated by the scheme and are usually paid monthly at a level that is approximately equal to the net rental income.  Investors also benefit from any increase in the valuation of the investment property and this is reflected in an increase in the value of their original investment.
